Davenport, FL real estate: buy or sell with a local AXEN agent

Most homes sold as Davenport are not in the City of Davenport. The city covers about four square miles. The 33837, 33897 and 33896 mailing areas run far past it into unincorporated Polk County, and the ChampionsGate 33896 area is not even in Polk, it is Osceola. That one line decides your tax rate, your permit office, your flood discount and your nightly rental rules.

Buying

Buying a home in Davenport: what to know

The rules that apply everywhere in Florida are on the Florida page. These are the Davenport details that trip people up.

Get pre-approved →
  1. The mailing address lies, and it crosses a county line. The City of Davenport covers about four square miles. Two of the biggest Davenport-addressed districts are not in Polk County at all: ChampionsGate CDD was created by Osceola County ordinance, and Stoneybrook South CDD is also Osceola. Pull the parcel before you assume which county, city or building department you are dealing with.
  2. Name the district and get the payoff. Verified districts in and around Davenport include Solterra Resort, Astonia, East 547, Davenport Road South and Forest Lake. The assessment is a non-ad-valorem line on the Polk County tax bill and it sits on top of HOA dues. Part of it is bond debt with a payoff amount the buyer inherits.
  3. Nightly rental is legal here, but it is three separate registrations. Polk County charges tourist development tax on any stay of six months or less, collected by the owner or manager, and requires a county business tax receipt for each rental location on top of the state vacation rental licence. The City of Davenport adds its own certificate for homes inside city limits.
  4. Read the HOA declaration, not just the county rules. One neighbourhood here allows nightly rental while the one across the road does not. County approval does not override a recorded declaration. Get the documents before you write the offer.
  5. Sinkholes and flood both change at the city line. Polk County sits in Florida's karst belt, and the state's subsidence incident database is searchable by address, with the warning that most reports were never field-checked. On flood, unincorporated Polk County gets a 20% discount, but the City of Davenport is not on FEMA's list, so there is none inside city limits.

Flood insurance discounts come from FEMA's Community Rating System list, effective April 1, 2026. FEMA reissues it every April 1 and October 1, and a class can change on those dates.

Selling

Selling a home in Davenport

Get the district estoppel and bond payoff before you price.

Ask the district manager for the current assessment split between operations and debt service, and the remaining bond balance. Buyers here walk when that number shows up late.

Run the city lien search and close the city utility account.

If the home is inside city limits the City Clerk handles records and lien requests, and the city runs its own water and sewer utility. Unpaid city utility charges follow the property.

Shut down the rental accounts, do not hand them over.

Close the county tourist development tax account, cancel or transfer the state vacation rental licence, and end the county business tax receipt. None of it transfers automatically.

Davenport real estate questions

What is a CDD and how does it show up on my Davenport tax bill?

A CDD is a small local government that borrowed money to build roads, drainage and amenities. The charge appears on the Polk County tax bill as a non-ad-valorem line, on top of HOA dues. Part is upkeep and part pays off bonds.

Can I rent my Davenport home by the night?

In most of the unincorporated Four Corners area, yes. You need a Polk County tourist development tax account, a county business tax receipt for the address, and a state vacation rental licence. Inside city limits the city adds its own certificate. Read the HOA documents too.

Is my ChampionsGate house in Polk County?

Probably not. ChampionsGate CDD was created by Osceola County ordinance and Stoneybrook South CDD is also Osceola, even though both use ChampionsGate or Davenport 33896 mail. A different county means a different tax bill, a different building department and different rental rules.

Should I worry about sinkholes here?

Treat it as an inspection item, not a panic. The state keeps a subsidence incident map you can search by address, but says most incidents were never field-checked and the cause is unverified. Pair it with the property's insurance claim history and any grouting records.

Do I get a flood insurance discount in Davenport?

Not inside city limits. The City of Davenport is not on FEMA's Community Rating System list. Unincorporated Polk County is class 6 and gets 20% off on nearly every NFIP flood policy there, so the discount depends entirely on which side of the line the parcel sits.
