Frisco, TX real estate: buy or sell with a local AXEN agent

Frisco sits in two counties, and the split shows up on your mail. If your address is on the Denton County side, you get two tax statements instead of one. School district lines also cross the city line, so the city of Frisco does not mean Frisco schools.

Buying a home in Frisco: what to know

The rules that apply everywhere in Texas are on the Texas page. These are the Frisco details that trip people up.

Get pre-approved →
  1. Two counties, two tax statements. On the Collin County side you get one bill covering the county, the city, the school district and the community college. On the Denton County side you get two statements: one from Denton County covering its school district, and one from Collin County for your City of Frisco taxes.
  2. The school district does not follow the city line. Three districts serve the city. The city makes no attendance boundary or busing decisions. Confirm the district and the campus with the district itself, in writing, before you write an offer.
  3. Ask about public improvement districts in writing. Frisco had two, both in the same area, each carrying a per-lot assessment payable over 20 years. The city moved to close both in March 2025. Get the city's current status letter for the specific lot rather than trusting an old listing.
  4. The plat and permit picture moves fast. Frisco takes applications only on posted submittal dates and runs reviews through its own portal, with pre-submittal meetings across several departments. It also will not accept tax statements showing zero acreage without extra proof. Build these steps into your timeline.
  5. Check the permit record for the actual house. Frisco publishes a monthly residential permits report listing every permit by address, lot, block and subdivision, with the permit's expiration date. It is the fastest way to see whether that pool or remodel was permitted and whether it expired.
Selling

Selling a home in Frisco

Get a written improvement district status.

If the lot was in one of the city's public improvement districts, do not guess. Ask the city for a current statement showing the balance or the closeout and give it to the buyer with the disclosure package.

Close out open permits.

Frisco permits carry an expiration date and show up in the public monthly report. An expired or unfinaled pool, patio or remodel permit in your name will surface during the buyer's due diligence.

Explain the two-statement setup on the Denton side.

Denton County sellers should hand over both statements. Buyers who see only one assume a bill is missing and stall the file at title.

Straight answers

Frisco real estate questions

Which county am I really in, and who bills me?

Frisco spans Collin and Denton counties, and Collin bills the City of Frisco taxes for the whole city. On the Collin side, one statement covers county, city, school and college. On the Denton side you get a Denton County statement plus a Collin County statement for the city taxes.

Does a Frisco address mean Frisco schools?

No. Three districts serve parts of the city and their boundaries do not match the city limits. The City of Frisco does not set attendance zones. Confirm the assigned campus with the district directly, in writing, before you offer.

Will I owe an improvement district assessment on top of my taxes?

Maybe, and it depends on the exact lot. Frisco's two districts were both in the same area, with per-lot assessments payable over 20 years, and the city moved to close both in March 2025. Ask the city for a current status on your specific lot.

How do I check whether past work on the house was permitted?

Frisco posts monthly residential permit reports listing permits by address, lot, block and subdivision, with status and expiration date. Pull the reports for the years the work was done, and call the permits office for anything missing.

Why does my neighbour get a different number of tax statements?

Because of the county line running through the city. Collin County side owners get one consolidated statement. Denton County side owners get two, because Collin still bills the city portion. Nothing is missing, it just arrives in two envelopes.
