Las Vegas, NV real estate: buy or sell with a local AXEN agent
Most addresses that say Las Vegas are not in the City of Las Vegas. Paradise, Spring Valley, Enterprise, Winchester, Sunrise Manor and Summerlin South are unincorporated Clark County, and they run on different rules: different short-term rental law, different business licensing, different local government. The rulebook changes at a line you cannot see from the curb.

The rules that apply everywhere in Nevada are on the Nevada page. These are the Las Vegas details that trip people up.

Find out which government you are buying into. Clark County tells owners to look up the address on the county's map and read the jurisdiction field. That one field decides which short-term rental law, which business licence office and which set of code officers apply to you.
-
City short-term rental rules are much tighter than the county's. In the City of Las Vegas you may qualify only if the homeowner lives on site during the guests' entire stay, the home has no more than three bedrooms including the owner's, it sits at least 660 feet from any other short-term rental and 2,500 feet from a resort hotel, the zoning allows it and you have written HOA permission.
-
Unincorporated Clark County runs a lottery and a one-per-person cap. Each person or entity may hold, or hold an interest in, only one licensed short-term rental in residential unincorporated Clark County. Separation is 1,000 feet between rentals and 2,500 feet from resort hotels, and occupancy is capped per bedroom and per unit.
-
A special improvement district is a lien, billed apart from taxes. Clark County issues bonds for streets, sidewalks, curbs, streetlights, sewer and water, then bills the assessment twice a year. It stays a lien until paid off, the late penalty is steep, and the county starts foreclosure within 60 days of delinquency.
-
Washes and flood zones are a valley-wide fact of life. The regional flood control district has built more than a hundred detention basins and hundreds of miles of channels and storm drains, and a large share of the completed channels are natural, unlined washes. Check the district's flood view tool for the parcel.
Selling a home in Las Vegas
Get the district payoff in writing.
A Clark County special assessment is a lien on the property until it is paid off and is billed separately from real property taxes. Order the payoff early so it does not hold up closing.
Do not promise the short-term rental licence conveys.
In unincorporated Clark County the applicant's name has to match the owner of record with the assessor, and each person is capped at one licence. The buyer has to qualify on their own.
Septic kills a short-term rental pitch.
Any residential unit not connected to municipal wastewater is ineligible to be a short-term rental in unincorporated Clark County. If your home is on septic, price and market it accordingly.
Las Vegas real estate questions
My address says Las Vegas. Am I in the City of Las Vegas?
Often no. Paradise, Spring Valley, Enterprise, Winchester, Sunrise Manor and Summerlin South all use Las Vegas addresses but are unincorporated Clark County. Look the parcel up on the county's map and read the jurisdiction field, because that answer sets which rules apply.
What is that extra charge on my tax statement?
Probably a special improvement district assessment. Clark County bonds the cost of streets, sidewalks, streetlights, sewer and water, then bills owners twice a year. It is a lien until paid off, billed separately from property tax, and the county starts foreclosure within 60 days of a delinquency.
Can I short-term rent inside the City of Las Vegas?
Only with the owner living on site during the guests' entire stay, which has to be disclosed in your listing. The home needs three bedrooms or fewer including yours, 660 feet from any other short-term rental, 2,500 feet from a resort hotel, allowed zoning and written HOA permission.
Should I worry about flooding in the desert?
Check, do not assume. The regional flood control district's system is roughly three quarters built, with more basins and miles of conveyance still planned. It has removed dozens of square miles from federal flood hazard areas so far. Flood damage is not covered by a standard homeowners policy.
Why do my neighbour and I follow different rental rules?
Because you may be in different jurisdictions. The City of Las Vegas and unincorporated Clark County run separate short-term rental programmes with different qualifying rules, different separation distances and different licence caps. The jurisdiction field on the county map settles it.
