Glendale, AZ real estate: buy or sell with a local AXEN agent
Two Glendale homes in the same city can sit at very different tax rates. Nine different school-district combinations fall inside the city limits, and in 2025 the secondary rates across them ran from 3.64 to 10.91. Glendale sellers can also owe two separate airport disclosures, not one.

Nine school-district combinations, one city. In 2025 the Maricopa County rate table listed Glendale tax areas running from Peoria Unified at a 3.6441 secondary rate up to Cartwright with Phoenix Union at 10.9148. Washington, Glendale, Alhambra, Pendergast, Litchfield, Dysart and Deer Valley all appear too. Pull the parcel's tax area code and never price this from the neighborhood name.

National Register listing does not mean design review. Glendale has 10 historic neighborhoods, but only part of Catlin Court carries the historic preservation overlay, plus 12 individual properties. Everywhere else, National Register listing alone gives the city no regulatory control over your exterior.
-
A Glendale seller can owe two airport disclosures. Besides Luke Air Force Base, Glendale Municipal Airport has its own Public Airport Disclosure Map with traffic pattern airspace and mapped noise contours. Two separate maps, two separate questions.

Thunderbird Paseo Park is the bottom of a drainage channel. The city's own flood response plan says the park lies within the Arizona Canal Diversion Channel and that because it sits in the bottom of a large regional drainage channel it is vulnerable to periodic flooding, including where adjacent neighborhoods drain into it.

Know which drainage you are in. Glendale sits near the Agua Fria and New River drainages, with Adobe Dam and Skunk Creek upstream. The county's floodplain viewer searches by address, so check the parcel rather than the neighborhood.
Selling a home in Glendale
Registration is free, but it is not optional.
Glendale has required short-term rental registration since January 2023 at no fee, and you have to give the city a named emergency contact.
Glendale's short-stay tax is the highest in the West Valley.
The city charges 2.90% on hotels plus a 5.00% additional transient lodging tax, so 7.90% in city tax alone on stays under 30 days. Those are the rates on the Arizona Department of Revenue tax table effective January 1, 2026, and the table is reissued every quarter. That changes the math for an investor buyer.
Get the floodplain determination, because it is free.
The county Flood Control District charges no fee for a floodplain determination. Order it before a buyer's lender asks.
Glendale real estate questions
Why do Glendale tax rates swing so much?
Because nine different school-district combinations fall inside the city. In 2025 the Maricopa County table put Glendale tax areas between a 3.6441 secondary rate and 10.9148. Where the district is elementary plus union high, you get two school levies instead of one. Rates reset annually.
Do I have to worry about flooding in Glendale?
Check the parcel. The Arizona Canal Diversion Channel runs through the city, and Adobe Dam, Skunk Creek and New River sit upstream. Search your address on the county floodplain viewer rather than relying on the neighborhood's reputation.
If my house is on the National Register, can the city tell me what to do?
Generally no. Glendale states that for its National Register neighborhoods there is no historic overlay giving the city regulatory protection. Only overlay property, which is part of Catlin Court plus 12 individual properties, triggers design review.
What disclosure do I owe near a military airport?
State law requires a seller of residential real estate to give written disclosure if the property sits in territory in the vicinity of a military airport. For Luke that territory is defined by statute in miles from the runway centerline. Pull the official state map for the address.
Why does my Glendale bill list two school districts?
Because some of the city is served by an elementary-only district and a separate high-school-only district, each levying its own tax. Other parts sit in a unified district with one line. The county's tax area code on your parcel tells you which.
